Selling your home or condo in Mammoth can be a confusing process, with many variables making up the final sales price and net income to you, the seller. It is important to work with an experienced agent who will take the time to create exceptional marketing, both online and print, and who understands the current market trends so as to allow the offer process and escrow process to move smoothly and efficiently to closing the transaction and to your funds arriving to you.
How I Will Create Excellent Results for You:
Reputation is everything in this small town and I have worked hard and long to develop relationships here that I can count on and put to work for my client’s successes as well as my own. When my client’s win, I win and there’s nothing that I love more than that.
My team is comprised of a large group of professionals that I have developed relationships with over the last 10 years, including: escrow and title officers, mortgage lenders and appraisers, all types of contractors and handymen for any and all types of repairs, remodels or even new construction, rental management companies, permit officers, home stagers, professional photographers, website developers, attorneys, and online marketing reps too. This is a large network that I will put to work for you behind the scenes when I list your home. The better the network, the greater your chances for a successful sale at a higher price and in a shorter time. My team has proven to be worth its weight in gold. There is no substitute for this in the selling of property in Mammoth Lakes. What to Expect Upon Deciding to Sell Your Mammoth Lakes Property:
Meet with me, Lauren Tracy, to evaluate your property including all strengths and weaknesses. Develop a marketing plan to focus on all strengths including professional photos, virtual tours or video. We are currently in a very hot market in Mammoth Lakes in which the first 30 days are crucial to the success of selling a property.
Determine a list price for your property based on other sold properties in the immediate area and the amount of time that you have to look for a buyer. The longer time you have to sell, the higher price you can ask for your property. However, if you are opposed to price reductions, your property may sit and not sell at all.
Develop a plan for improving upon any obvious weaknesses which could include staging, small repairs, or de-cluttering and professional cleaning. In some cases I might recommend a pre-listing home inspection to eliminate surprises and even make some repairs ahead of time that could prevent the closing of an escrow costing us both time, money and wasted energy.
List the property and begin all marketing efforts including:
- Professional photos, Professional virtual tour or video. (Most realtors do not hire a professional photographer/videographer for their marketing. All my listings receive professional photos.
- List the property on the local MLS and present it on the weekly Broker Caravan for agent preview. Collect agent responses and deliver the feedback to you.
- Only a few realtors do this: I will feature your listing on Zillow.com, Trulia.com and Realtor.com, the top 3 buyer search websites and syndicate the listings to over 100 other buyer search sites. Featured listings on the top 3 websites means that your listings will have at least 3x more views than other online listings and when combined with professional photos and virtual tours and effective pricing strategy, your listing should have up to 10 times more buyer views than another non-featured listing with average marketing efforts.
- Listing syndication: Your listing will then be syndicated to over 100 buyer search websites and featured on 2 other websites including www.mammothlakes-real-estate.com and www.4mammothrealestate.com. Only I will feature your listing on these top ranked websites appearing on Page 1 of Google.com, Yahoo.com, Bing.com and MSN.com.
Week 2-4: Accept offers from buyers and negotiate to accept the best possible terms and conditions. Open escrow and move through the escrow process, usually 14-45 days depending on the type of property and requirements for closing.
Week 5-8: Close escrow and deliver your check to you! Begin the search for your next Mammoth home?
